Thanks for lending your support to this unique project to save our heritage. I share your thoughts and is of the same opinion. Trust me, I or rather we will it to keep it as transparent as any good organisation should be for its survival. Together as a TEAM we will make it as a living example whereby this upcoming project will serve as role model for others to follow. Its not the money that motivates me to pursue this project but sheer love for my GOA. My task is to bring people on board as equal partners and no one (including myself) will have absolute power over the organisation finances, irrespective even I may be the founding member. This project is by Goans for Goans no matter who you are , where you are or which religion you belong. All That matters is GOA! Not a Penney will be collected or ask until we have required 20+ member on board. With money follows devil and that is the destructive cause of every thing. So we as stake holders will have to put all procedures in place. Your word is as important as my word. I'm aware of the trust deficit but this we will overcome well before any of us transact money. I said it before and I stress it again this project must move forward with or without me. The goal is more important than the individual. Rest is assured. Follow up message to prospective partners

At the outset I would like to thank you for your passion to save our heritage homes. It’s been 2 weeks, and only handful has expressed their interest in this project. I was expecting good response from the NRG's in particular but it did not happen. However, I’m still optimistic by passage of time the response will get bigger and better. Frankly, I am still getting responses and I hope we should have enough numbers on board in time to Get-Set-Go.

As I said in my initial message, this project is People Partnership Project (PPP) and hence everyone contribution is important to make this truly community project. Besides, Finance, we need expertise from individual like Architect, Curator, Engineer, Hospitality Manager, local famer etc.



The essence of this concept is authentic Goan like dress code for staff Goan traditional clothes, food or cuisine only authentic Goan, Water source only well water, Etc.



But to give head start to this project at this stage we need;

a) Individual who can invest minimum 5 lakhs (minimum 5 years*)

b) Property owners ready to lease property



We will need minimum investment of Rs 2 crores. Rs 1 crore could be used for renovation and refurbishing property to convert into as a hotel property. The balance Rs 1 crore will kept aside for staff salaries and future monetary needs. To make a small beginning we will need 2-4 properties on lease for 25-30 years period with rights to buy if the owner opts to sell the property after the lease expiry



Investors will be equal partners along with the ancestral homes owners. Architect, engineer, Curators are welcome to join. Their services will be compensated with sweet equity and not in cash.

As the world revolves around money, it is important to make this project economical viable which will ensure survival of our heritage homes and profits to the all stake holders. The return on investment or turnaround of profits on investment is approximately between 3-4 years. The profits will be shared as per share equity of stake holders/investors. Property owner profit ratio will be as equity share and will be based on the property valuation at the time of lease agreement.



Current estimate annual revenue on a 4 room property is approx. Rs 18 lakhs to 20 Lakhs @ Rs 1500 ($35) per room night (Rs 1500 X 300 days room occupancy). Deducting property maintenances and staff salaries (40%) the profit will be around 10 lakhs per annum (60%)**.

Invest to earn and save our ancestral heritage homes

Dear Goans,



Over the last few years we have seen many ancestral properties have changed hands. There could be many reasons why Goans are forced sell the properties to non-Goans. One major reason, people do not have resources for the upkeep of this properties. Many of us are shell shocked to see these heritage houses falling in wrong hands whose primary interest is to double the investment and then again sell it to the highest bidder.


If we Goans think these ancestral heritage belongs to Goans than we have to come forward to save it for our future generations. Merely complaining and criticising will not bring any results. Hence I hereby appeal to all Goan brothers resident and non-resident to come forward to be a part of 'one of its kind unique project' to save our ancestral properties. This initiative is to restore the ancestral properties to its grandeur, showcase our Goan heritage to tourist, support local communities, create community wealth and many more.


This is a proposal to convert ancestral properties into Goan Heritage homes managed by Goans with authentic Goan traditional touch.


The main objective of this project

i. To save ancestral properties.

ii. Provide investment opportunities to Goans.

iii. Create and provide job opportunities to Goans.

iv. Create community wealth instead of individual wealth.

v. Promote heritage tourism.

vi. To involve local communities as partners in supply chain.


The beneficiaries will be Goan sons of the soil (resident and non-resident) with no limit on people participation in this unique one of its kind project. However, there will be individual investment cap (minimum share and maximum shares) this will eliminate majority control by any individuals*.


This will be People Partnership Project (PPP) and the contribution will be community based. The investors will elect board of directors, and board of directors will put in place management team. Management team will be sons of soil. Hiring of local youth and encouraging local farmers to produce and supply organic farm produce to the heritage homes. The local artisan and curators will be employed in restoration works of the properties.



It will ensure the properties are restored to its grandeur without being sold. The original owner can still be part of the project without selling the property by signing long term lease MOU. This unique 'one of a kind project' will be showcasing the true spirit of Goa. This unique project will foster eco-friendly traditional way of living. The investors, property owners and employer will be equal partners hence it will People Partnership Project (PPP).


This is a clarion call all Goans on the eve of WORLD GOA DAY 2010 wherever you are to be a part of this unique project to save our heritage. The general meeting of investors/stake holders is tentatively scheduled to be held in Goa early January 2011. Let's not ask what Goa can do for us, but ask what we can do for Goa.
